Fenway’s World Class Institutions
One of Boston’s most dynamic and vibrant neighborhoods, The Fenway, is currently in transition and is rapidly becoming one of the city’s emerging and desirable residential locations. Home to many hospitals and health care facilities, including Harvard Medical School, Children’s Hospital, Brigham and Woman’s, Dana Farber and Beth Israel, this world renowned medical mecca and its surrounding residential area are enjoying an unprecedented building boom. And not only are medical and research institutions expanding, but the numerous educational and cultural institutions such as Simmons College, Northeastern University, Boston University, Berklee College of Music, Wentworth Institute of Technology, Museum of Fine Arts and others, are expanding existing facilities, adding to their campuses, and increasing their overall presence in the area. Several Fenway-based institutions have initiated ambitious long-range development plans that are currently undergoing review by the Boston Redevelopment Authority and community groups.
Significant Housing Trends in The Fenway
As major employers and contributors to the local economy, the world-class medical, educational and cultural institutions in The Fenway continue to create an on-going and burgeoning need for condominium and apartment housing. The positive changes in the area have also resulted in it becoming very attractive to Boston’s young professionals. The neighborhood has always attracted members of the medical professional who work in the Longwood Medical Area, but now it is increasingly appealing to residents who recognize The Fenway as an affordable and desirable alternative to the more expensive housing available in Back Bay, Beacon Hill and the South End. Its easy accessibility to public transportation and recent retail and entertainment amenities available at the historic Landmark Center, coupled with major improvements in Kenmore Square, all contribute to The Fenway’s resurgence as a very viable Boston neighborhood.
New Developments
In the last few years, development in the Fenway has picked up, particularly from developer Samuels and Associates.[1] Recent developments include the renovation of the Landmark Center; the 2003 addition of Hotel Commonwealth on the site of the Rathskeller bar; and the 576-unit, 17-floor Trilogy apartment building on Brookline Avenue and Boylston Street. 1330 Boylston, a second high-rise apartment building, was completed in 2008 and contains 210 apartments, 85,000 square feet of office space contained within 10 floors and the new home of Fenway Health.
